Causes of Damp in the home - Property Repair Ltd


Rising Dampness
True 'rising' dampness will cause damp to be evident in the walls but this dampness will not normally rise higher than 1 metre. Most building products are porous and therefore able to draw moisture from the ground. This moisture is then drawn up into the property and drawn out of the walls to evaporate into the air. A DPC is installed to provide a barrier to stop this moisture travelling into the property.

 
Failed Damp Course
All new construction will incorporate a DPC, usually 150mm above ground level. However, in older properties which either didn't have a damp course installed or where the original damp course has broken down, a new damp course is required. This would normally be a "chemical DPC".

Blocked Cavities
If cavities become blocked, the damp course will be 'bridged' and water will penetrate the property. If dampness is evident, a first step would be to arrange for us to clear any debris from the cavities.

Bridged Damp Course
Dampness can occur within a property when the damp course and/or the air bricks are "bridged". This often happens when a patio is added or a new driveway is laid; both of these result in the ground level being raised.
The usual minimum depth from damp proof course to ground level is 150mm. To avoid dampness, ensure that any alteration to the ground bounding the property does not encroach on the damp course or the air bricks.

Condensation
Condensation tends to cause a black mould growth on walls, particularly in corners or in areas where the air is unable to circulate. Ensure that the property is adequately ventilated and has air bricks fitted and extractor fans where water vapour is produced. A common cause of 'dampness' is condensation caused by inadequate ventilation and insufficient background heating; an imbalance between heat and ventilation.

Blocked Air Vents
Air bricks can become obstructed internally or externally. Ensure that air vents are free from obstruction to maintain air flow.

Penetrating Dampness Through Walls

Dampness can penetrate a property through the walls in the following circumstances:-

  • If debris within the cavity are stilling on the cavity wall ties. Cavities will need to be checked and cleared if necessary.

  • If the mortar between the bricks has started to breakdown and is coming loose. If this is the case, the brickwork will need re-pointing. This involves raking the mortar from the joints and repointing with new mortar.

  • If bricks have become porous. If this is the case, the damaged bricks will need to be replaced. In some cases, it is possible to apply a water seal to the brickwork externally.


Leaking Gutters and Downpipes
If guttering and downpipes are in a bad state of repair, water will not discharge away from the property correctly and can run down the walls. Over time, this can cause damage to the brickwork and can result in the water penetrating the property.

Defects in Roof Coverings, Abutments and Valleys. Defective Chimney Flashings
Dampness within the roof space or affecting the ceilings and walls of the rooms on the first floor can be caused by defects in the roof covering. The roof can become defective following high winds and rain or over a period of time through wear and tear. Regular checks should be carried out to ensure that the roof is water tight. The easiest way to check the roof is to go into the loft and check for any areas where daylight is coming through. However, this won't show up problems with the flashings or blocked or slipped valleys or back trays. It is often a good idea to have the roof checked, by an established roofing company, after any high winds or before the onset of winter.
